Painting Florida Stucco: When Elastomeric Coating Is Right, and When It's a Mistake
Elastomeric coating can save a cracked Northeast Florida stucco wall, or trap moisture and blister it. The difference is a moisture diagnosis, not a product choice.
Stucco decides which coating it needs, not the other way around. A wall with fine, hairline map cracking that is otherwise dry and sound is a good candidate for a heavy-build elastomeric film. A wall taking on moisture from behind, from a leaking window, a failed flashing, a wind-driven rain path, or rising damp at grade, is the opposite case, and coating it with an elastomeric is one of the more expensive mistakes a homeowner can make on a stucco house. The film that is supposed to protect the wall seals the water in instead, and the wall blisters, delaminates, and in bad cases pulls the stucco itself off the substrate. A cheap acrylic touch-up on that same wall would have done less damage than a premium elastomeric, because it would have let the water keep leaving. The coating category matters less than getting the diagnosis right before either one goes on.
What elastomeric coating actually is
Elastomeric is not a thicker version of regular paint. It is a different category of product built around 100 percent acrylic resin at a much higher solids content, applied thick enough to form a rubber-like membrane rather than a paint film. That membrane can stretch and recover as the wall moves with heat and humidity, which is what lets it bridge hairline cracks up to a fraction of an inch without splitting the way a standard coating would. On stucco that moves seasonally, which is most stucco in this climate, that flexibility is genuinely useful. It is also why elastomeric gets sold by mil thickness rather than by coverage per gallon: the crack-bridging property only exists at a minimum dry film build, and a thin application is not a lighter version of the product, it is a different product that does not do the one thing elastomeric is for.
The trade-off nobody should skip
That same high-build, low-permeability film is what makes the decision consequential. A membrane thick enough to stretch across a crack is also thick enough to slow how fast water vapor can leave the wall from the inside out. On sound, dry stucco that is a non-issue. On stucco that has a moisture source behind it, it is the whole problem.
Northeast Florida gives stucco walls several realistic ways to be wet from behind: a window or door that has never been properly flashed, a roof-to-wall transition or a kickout flashing that has failed, wind-driven rain forced through a hairline crack during a summer storm, or capillary moisture rising from grade where soil or mulch sits against the base of the wall. Any of those keeps water moving into the assembly on an ordinary basis, and the wall has been drying back out between events. Seal the outside with a low-perm elastomeric and that drying path closes. The water keeps arriving and stops leaving, and the pressure it builds under the film is what causes blistering and sheet delamination, sometimes taking the coating off in sections and sometimes taking a layer of the stucco with it.
This is the specific reason the coating decision has to follow a moisture diagnosis, never precede it. Diagnosing and fixing the moisture source itself, a flashing detail, a window seal, a grading or drainage issue, is building envelope and waterproofing work, not painting work, and it belongs with a contractor who handles that. What a painter should do, and should say plainly to the homeowner, is flag the signs before committing to a coating: persistent damp staining that returns after drying weather, a hollow or drummy sound when the wall is tapped near a window or roofline, paint or a prior coating that has already blistered in a localized area, or efflorescence that keeps reappearing after washing. Any of those is a reason to get the moisture source evaluated first, not a reason to pick a different paint color and move on.
The case for acrylic on sound stucco
For stucco that is dry, sound, and either uncracked or only lightly crazed, a quality 100 percent acrylic masonry coating is usually the better default, not the compromise choice. A good acrylic still resists wind-driven rain and gives real UV and color stability, but it holds a higher perm rating than elastomeric, so it lets the wall keep breathing normally. In a climate that runs humid most of the year and sees regular wind-driven rain, that breathability is doing real work over the life of the coating. Reaching for elastomeric on a wall that does not need crack-bridging trades away permeability for a flexibility benefit the wall was never going to use.
Perm rating, in plain terms
Perm rating measures how easily water vapor passes through a dry film, and it is the concept that ties the whole decision together. A higher perm rating means the wall can dry outward through the coating; a lower one means it mostly can’t. Standard acrylic masonry coatings sit at the higher end of that range. Elastomerics, because the build that gives them their crack-bridging strength also thickens the film, typically sit lower. Neither number is good or bad on its own. What matters is matching it to how much the wall needs to dry from behind, which is exactly what the moisture diagnosis above is for. Any specific perm number belongs on a product’s technical data sheet, not as a promise painted in around it, since it varies by manufacturer, film thickness, and number of coats.
Crack triage: hairline versus structural
Not every crack asks the same question. Fine, web-like map cracking spread across a stucco field is typically shrinkage cracking in the finish coat, cosmetic and usually a fair candidate for an elastomeric to bridge once the wall is confirmed dry. A single crack that is wider than a hairline, runs diagonally from a window or door corner, steps through a control joint, or has any vertical offset where one side sits proud of the other is a different animal. That pattern reads as structural movement, a settling foundation, a control joint that was never cut, or a framing issue behind the stucco, and it needs a structural evaluation before anyone discusses paint. Coating over a structural crack, elastomeric or otherwise, does not stop it from moving. It only hides the crack until it reopens through the new film, usually within a season or two, at which point the coating did nothing but delay a harder conversation.
New and patched stucco: alkalinity and cure time
Fresh stucco, and fresh patches on older stucco, carry high alkalinity from the curing cement, and that alkalinity needs to come down before a coating goes on. Paint applied too early over uncured stucco is exposed to a chemistry it was not built for: the alkaline moisture migrating through the film can break down the paint’s binder from underneath, which shows up as blistering, chalking, or a burned, blotchy look sometimes called burn-through. Efflorescence, the white, powdery mineral deposit that appears on new or patched stucco, is a visible sign that moisture is still moving salts to the surface as it cures, and it needs to be brushed off rather than sealed in. New stucco generally needs a real cure period, commonly discussed in terms of weeks, before it is ready to coat, and that window depends on mix, weather, and thickness rather than a fixed number of days. Patched sections on an otherwise older wall carry the same requirement on a smaller scale, and patched areas that get coated before they’ve cured are a common source of the exact blotching a homeowner ends up asking about a year later.
Where a masonry primer earns its place
Stucco does not always need a dedicated primer, but two situations call for one specifically. A bonding primer earns its place on chalky, powdery, or previously coated surfaces where a topcoat needs help gripping the substrate rather than the old chalk layer underneath it. A block filler or masonry primer earns its place on porous, pitted, or heavily textured stucco where an uneven surface would otherwise telegraph through the topcoat unevenly, and it also helps even out how a wall absorbs the first coat, which matters for hiding and for coating over patched repairs so they do not photograph differently under raking light. Skipping a primer that the surface condition calls for is one of the more common ways a coating job underperforms its own product.
Prep that has nothing to do with which coating you pick
Before either acrylic or elastomeric goes on, the wall needs to be clean, and clean means two different things. Mildew has to be killed, not just rinsed away, because surface growth left alive keeps growing under a new film and shows back through it. Chalk, the powdery residue that forms as an older coating’s binder breaks down under UV, has to be washed off completely. A coating applied over chalk bonds to the chalk layer instead of the wall, and it fails early no matter how good the product is, which is worth saying plainly because it is easy to assume a premium coating solves a prep shortcut. Low-pressure washing with an appropriate cleaning solution, followed by real drying time before anything is applied, is the baseline for both coating types, not an upgrade either one gets sold as.
Why elastomeric is bought by the mil, not the gallon
A standard acrylic topcoat is specified in coats and roughly by coverage per gallon. Elastomeric is specified by dry film thickness in mils, because the crack-bridging property is a function of that build. A thin elastomeric coat is not a lighter version of the product; it is under-built and will not do the one job elastomeric is for. That is worth asking about directly on an estimate, since spray-applying elastomeric thin enough to look like a normal paint job is a shortcut that leaves the wall with none of the benefit and most of the cost.
Recoat expectations
A well-applied acrylic masonry coating on sound, properly prepped stucco is generally a longer-interval product than trim or siding paint, because masonry holds a coating well when the substrate underneath is sound. Elastomeric, applied at proper build over a dry, diagnosed wall, tends to hold up over a comparably long stretch, with recoating driven mostly by UV wear on the topcoat rather than the membrane failing outright, since the elastomeric layer itself is a durable base. Either way, the honest driver of when a stucco wall needs attention again is condition, not a calendar date: new hairline cracking, chalking, or any sign of moisture behind the wall is the trigger, not a fixed number of years quoted up front.
What a real stucco estimate should name
A stucco estimate that only names a color and a price has skipped the part of the job that actually determines whether the coating lasts. Worth asking for, in writing:
- Which coating category is being specified, acrylic or elastomeric, and why that one for this wall
- What the crew found when they looked for moisture signs, staining, hollow sections, or active cracking, before recommending a product
- How cracks were sorted: which are being bridged with coating and which are being flagged for a structural or waterproofing evaluation instead
- Whether a bonding or block filler primer is included, and on which areas
- What washing method is planned, and how much dry time is built in before coating starts
- What dry film build the elastomeric is specified at, if elastomeric is the recommendation
