Painting kitchen cabinets or replacing them: how Jacksonville homeowners decide
How to tell whether your kitchen cabinets should be painted, refaced or replaced: check the boxes, the door material, the prep and the cure time.
Paint the cabinets if the boxes are sound and the layout works. Replace them if either one has failed. That is the decision, and it turns on the parts of the kitchen nobody looks at: the floor of the sink base, the drawer boxes, the hinge screws, and what your doors are actually made of. As a rough industry ratio, painting a kitchen costs a small fraction of new cabinets of the same size, refacing lands somewhere in the middle, and new doors on your existing boxes sits between painting and refacing. But a good paint job on a failing box is still wasted money, and there are two door materials where painting is the wrong answer no matter who holds the sprayer.
Check the boxes before you pick a color
Open the cabinet under the sink and press the floor of it with your thumb, near the back corners where a slow supply-line drip lands. If it gives, or the surface is bubbled and lifting at the front edge, the particleboard has already swollen. Swollen particleboard and MDF do not go back. They lose their strength permanently, and a coat of paint over that is a cosmetic answer to a structural problem.
Then check five more things. Pull a drawer all the way out and look at how the box is joined: dovetails or dowels in solid wood are worth keeping, stapled particleboard sides that are separating are not. Push up on the middle of a long shelf and see how far it sags. Open and close a wall cabinet door and watch whether the whole box flexes with it. Look at the toe kick under the sink and the dishwasher for the same bubbling. Check whether the hinge screws still bite, or whether they spin in a chewed-out hole.
Sound boxes with tired doors are the single best case for painting. Boxes that fail those checks are the case for replacement, and no finish will change that.
What the doors are made of decides whether paint is even an option
Maple, birch and poplar are the best surfaces for paint in a kitchen. The grain is tight, the face is flat, and a properly primed enamel sits on them like a factory finish.
Oak paints fine, but the grain will read through. Oak has deep open pores, and both primer and paint shrink into them as they dry. Extra coats do not fill that texture, they build over it. If you want a smooth face, the pores have to be filled with a grain filler and sanded flat before priming, which is real added labor. If you are happy with a painted surface that still shows the grain, and plenty of people are, skip the filling and save the money. Decide that before you get quotes, because it is one of the largest single line items in cabinet work.
Paint-grade MDF doors take paint better than almost anything, since there is no grain and no movement. Their weakness is the edges: raw or chipped MDF drinks water, and once it swells it stays swollen.
Melamine and laminate doors are paintable, with a real bonding primer and honest scuff sanding, as long as the film is intact and still stuck down. Where the laminate is already lifting at a corner, paint will not re-glue it.
Thermofoil is the one to stop and think about. Thermofoil doors, also sold as RTF, are a vinyl film vacuum-formed onto an MDF core. Paint can be made to stick to the film. The film is the problem: the adhesive holding it to the MDF breaks down with heat, which is why thermofoil peels first on the doors flanking the oven and the panel next to the dishwasher. Painting a door whose skin is already lifting buys you a lifting painted door. Stripping the film off with a heat gun sounds like the fix, and on older doors it can be, but on newer ones the adhesive is strong enough that the film takes the MDF face with it and leaves a soft, cratered surface that will not sand flat. If your thermofoil is peeling, new doors are the answer, not paint.
Newer cabinets with a factory conversion varnish are a different challenge. The finish is not damaged, it is simply too hard and too slick for paint to grip. That is a preparation problem, not a disqualifier.
Grease comes off before anything else happens
Kitchen cabinets carry a film of cooking grease that you cannot see and can absolutely feel once you know to check. It is the most common reason a cabinet paint job peels a year later. The doors above and beside the range are the worst, and the underside of the wall cabinets over the cooktop is worse still.
The order matters. Degrease first, then sand. Sanding a greasy door drives the grease down into the pores and the scratch pattern, and nothing after that will fix it. Use a proper degreaser on heavy buildup, and rinse with clean water until nothing comes off on a white rag. If TSP is used, the rinse is not optional. TSP residue left on the surface causes the exact peeling it was supposed to prevent.
Only then does the sanding happen: a scuff with 180 to 220 grit over every surface that will be coated, by hand in the profiles where a sander cannot reach. Liquid deglosser on its own is not a substitute on a hard factory finish. It softens a surface, it does not give the primer a mechanical key.
The primer is the job
Almost everything that determines whether painted cabinets look good in five years happens before the color goes on, and the primer is the middle of it.
Cabinets need a bonding primer chosen for the substrate, not whatever was left over from the walls. Shellac-based primers grip well and, more importantly, block tannin. Oak, knotty pine and old stained wood will push a brown ring up through a water-based primer within weeks, and once it is showing, the only cure is to prime it again with something that seals. Waterborne acrylic-urethane bonding primers are the ones built for slick surfaces: laminate, melamine, factory-finished doors, previously painted work.
Sand the primer smooth once it is dry. That coat is what the topcoat telegraphs, so every ridge and speck left in the primer shows up in the finish.
The topcoat has to be a cabinet or trim enamel, waterborne alkyd or urethane. Wall paint on a cabinet door never gets hard. It marks with a fingernail, it holds fingerprints, and it makes doors stick to their frames. Sheen is a durability decision as much as a look: satin and semi-gloss clean better and show profile detail, flat hides surface imperfection and holds grime. Test the color on a spare door or the inside of a door you can close, not on a chip, and look at it under your own kitchen lighting at night as well as in daylight. The same rules for testing paint colors on your own walls apply here, with the added complication that cabinet color reads against your counters, backsplash and floor all at once.
Brushed or sprayed
Sprayed is the better finish, and there is no serious argument about it. Doors come off, hardware comes off, they are sprayed flat, and the result has no brush texture at all. That is the look people picture when they picture painted cabinets.
Brushed can get closer than most people expect. A good waterborne alkyd with a fine brush levels out well, particularly on flat and shaker doors. It struggles on heavily profiled raised panels, and brush texture reads worst across a big flat panel in raking light from a window, which most kitchens have.
In practice the two get combined: doors sprayed off the cabinets, face frames and boxes coated in place, because masking a whole kitchen for spray means covering the counters, appliances, backsplash, floor and every opening in the room. Ask which parts of your kitchen will be sprayed and which brushed, and where the doors will be finished. It is one of the biggest reasons two cabinet quotes can differ by thousands while both look reasonable on paper, and it belongs on the scope checklist you use to compare painting estimates.
Cure time is the part northeast Florida changes
Dry and cured are different things, and the gap between them is where cabinet jobs get ruined.
A waterborne alkyd enamel is dry to the touch in hours and ready to recoat in roughly sixteen under mild conditions. Full hardness takes far longer, up to about thirty days. The practical rule is a week before the doors take normal use and cleaning, and gentle handling by the edges until then.
Humidity moves every one of those numbers. Coatings work best somewhere around 40 to 55 percent relative humidity. Above roughly 60 percent, water leaves the film slowly, dry times stretch from a couple of hours to most of a day, and the film stays soft for longer. From late spring through October, a Jacksonville house that is not running its air conditioning sits well above that, and an unconditioned garage in August is worse than anywhere inside the house. Interior work is governed by the conditioned space, not the weather, so the fix is straightforward: keep the AC running through the job and for a week after, and add a dehumidifier in the room where the doors are drying. Skipping that is why some jobs stay tacky for weeks in Nocatee and Ponte Vedra Beach in the same season they cure fine in January.
Two habits protect a soft film. Store doors flat and separated with air moving over them rather than stacked face to face. And when the doors go back on, put clear felt or silicone bumpers on the corners, because a still-curing painted door pressed against a still-curing painted frame will block, meaning the two faces bond, and the next person to open it tears a patch of finish off one of them.
Plan for the kitchen being out of commission. Expect several days with the doors off, no drawer fronts, and a work area that has to stay undisturbed. The same access planning that applies to any interior painting project applies here, with the extra step of emptying the cabinets first.
Where cabinet paint actually fails, and why
Two places, almost every time.
At the hinges. The door pivots there, the edge contacts the frame there, and the hinge cups and screws go back into a film that has not hardened. Chips around a hinge are usually handling damage during rehang rather than a bad product. It is also why rushing the last day of the job costs you the finish. Ask for touch-up paint from the same batch and keep it, because that is where you will need it.
Along the sink and dishwasher run. Water, detergent and hot vented steam land on those doors constantly, and the dishwasher door dumps steam right onto the panel beside it every cycle. What fails there is generally not the paint. It is the bottom edge of a particleboard or MDF door drinking water and swelling underneath a film that is still stuck to it. Sealing the bottom edges properly during the job, and wiping standing water off those doors rather than letting it sit, is what makes the difference.
New doors on your existing boxes: the option most people skip
Between painting and a new kitchen there is a middle step that gets overlooked. The boxes stay, the layout stays, the plumbing and electrical stay, and only the doors and drawer fronts are replaced.
That solves the problems paint cannot. Peeling thermofoil, oak grain you do not want to look at, or a raised-panel door style you have disliked for a decade all disappear, since none of them are part of the box. It is also the moment to change overlay, going from partial overlay with the frame showing to full overlay for a flatter modern face, and to add soft-close hinges and drawer slides. You can order the doors unfinished and have them painted, or finished from the shop.
Refacing goes one step further and puts new veneer or laminate over the face frames as well, so nothing of the original finish is visible. It costs meaningfully more than new doors alone and meaningfully less than new cabinets, and it keeps your layout, which is either the point or the problem.
What paint cannot fix
No finish changes where things are. If the fridge blocks a walkway, the dishwasher cannot open with someone at the sink, the corner cabinet swallows everything you put in it, or there is nowhere to stand while cooking, that is a layout problem and it survives every coat of paint you put over it.
The same goes for what the boxes hold. Base cabinets with a single door and one fixed shelf instead of drawers, no pantry, wall cabinets too shallow for dinner plates, or a soffit dropping the uppers a foot below the ceiling are all built-in limits. Some of it is retrofittable from the inside with pull-out shelves and better slides, and doing that at the same time as painting is efficient. Some of it is not.
The clean way to think about it: painting a kitchen you plan to gut in three years is money spent twice. Painting one you intend to keep for ten is the highest-return work in the room, and the one piece of interior painting where preparation, not the paint itself, decides how it looks in year five.
Making the call
Press the sink base floor, check the drawer boxes and hinge screws, and identify your door material. Sound boxes, a layout you can live with, and doors in maple, birch, poplar, MDF or intact laminate means paint, and paint will look excellent. Sound boxes with peeling thermofoil or a door style you dislike means new doors on the boxes you have. Soft or swollen boxes, or a layout that fights you every day, means the money belongs in replacement rather than in a finish.
Once you know which of those three you are in, walk the kitchen with a painter and have the cabinets quoted as their own scope, with the preparation, the primer, where the doors will be finished, and the cure schedule written down.
