The house type that defines the place is the painted concrete block cottage from the 1940s through the 1960s, repainted many times over. What we watch for in Neptune Beach
East of Third Street the grid runs straight to the ocean, and the block houses show it: chalking, hairline cracks in the parge coat, efflorescence where moisture wicks out through the masonry, rust bleeding from metal windows and railings. Each of those gets dealt with before primer goes on, never covered with it. A few of the late 1930s block cottages are still standing in that grid, and they get the gentlest prep we have. West of Third, around Jarboe Park, there is more wood siding and more shade, so mildew and open trim joints move to the top of the list. The infill homes built since 2010 are reaching their first real repaint about now.
Most of Neptune Beach has no HOA, which means the color is genuinely your call. We will brush samples onto the actual wall and look at them in morning and afternoon light before you commit, since a chip held indoors reads nothing like siding in beach sun.
